Indicative price ranges (not a quote)
These ranges are for orientation in 2026. They are not Pure Golden’s price list and they are not a contract. Ground conditions, access, and waste routes in Dubai change numbers fast.
- Standard G+1 villa, easy access: often AED 20,000–55,000 all-in for superstructure demolition and debris, excluding abnormal items
- Larger G+2 villa, tight Jumeirah-style access, pool or basement: often AED 45,000–90,000+
- Warehouse / light industrial shed: wide range by steel tonnage and slab thickness — inspect required
- Interior soft strip (office or villa): usually lower per m² but labour-heavy
What actually moves the price?
Built-up area is only the starting metric. Reinforced concrete volume, roof type, basement, swimming pool, distance to the receiving facility, whether foundations come out, whether boundary walls stay, and whether the street allows a large excavator all matter more than a portal screenshot of plot size.
Tight access can cost more than extra square metres. A villa you can only reach with a small machine and road plates will run longer and dearer than a ranch-style plot that takes a large excavator from day one.
How to compare two demolition quotes
Line up the two offers on the same scope. Ask each contractor, in writing:
- Are foundations, ground slabs, pool, and septic included?
- Are boundary walls included or protected?
- Who applies for the demolition permit and who pays authority and DEWA fees?
- Is debris disposal included, and to which type of facility?
- What is the programme after permit?
- What is excluded — asbestos, night work, shoring, party walls?
Why the cheapest number is often the most expensive
A low lump sum that excludes haulage, permit support, and foundations will grow. A contractor who will not visit the plot cannot see the neighbour’s boundary wall, the overhead cables, or the basement. Pure Golden quotes after inspection and states exclusions.
