Why villas in Dubai are demolished
The usual reason is land value: an older G+1 on a 10,000–15,000 sq ft plot is worth more as a new house than as a renovation. Other reasons include structural distress, fire, or a developer assembling plots. The method is the same: licensed contractor, isolated services, permitted takedown.
What the owner must do
Empty the house. Settle or arrange DEWA accounts so disconnection is not blocked by arrears. Confirm ownership documents. Decide in writing whether boundary walls, gates, and trees stay. Tell the contractor about pools, basements, and any known hazardous materials. Introduce us to the consultant who will design the new villa if foundations must come out to a specific level.
Living next door during demolition
If you are the neighbour, you should see hoarding, not flying debris. Dust suppression, restricted breaker hours, and a contact number for the supervisor are reasonable expectations. If you are the owner, briefing adjacent residents before plant arrives prevents most complaints that become inspector visits.
When the plot is actually finished
Finished means: structure down, specified foundations out or left as agreed, debris gone, grade roughly level, pits made safe. It does not mean a building-permit-ready formation unless earthwork was in the same contract. If you need excavation to the new foundation level, say so at quotation.
